Rezoning of the Land - Increases Owner Options

While the "Workgroup" were investigating the land it was brought to the attention of one of the "Workgroup" members, Mike Beresford, that there was an opportunity to make an application to rezone the land under the Queenstown Lake District Review Plan before the end of September 2015.
​
Two key points to understand:
1.     During a District Plan Review the hearing cost is significantly lower and the chance of success is greater than a Private Plan Change process.
2.    A District Plan cycles every 10 years from the date operative. 
​
It therefore seemed prudent to apply for the zoning.
​
In an effort to add value to the property for the owners Mike Beresford submitted an application to rezone the land from Rural General to Low Density Residential. This submission was made and during the notification period there were "No Objections".
​
This led to the need to prepare evidence for the hearing which is due April 2017 and the actual hearings to be held June 2017.
​
To prepare a strong case for the hearing planners, engineers, surveyors, landscape design, traffic design, market economics, economic assessment and recreational consultants need to be appointed and this would come at a cost. 
​
With this in mind and understanding the challenge to raise money Mike Beresford approached a few South Islands leading residential developers to provide  knowledge, experience and financial support to secure the improved zoning for the  property on behalf of the owners.
​
The company that offered their assistance was Suburban Estate based in Christchurch. There is no formal arrangement with this company. 
​
Mike Beresford  has invested significant time meeting with consultants and stakeholders, travelling to Wanaka and Queenstown to improve the economic value for the owners of the property.
